How is the monthly mortgage payment calculated?
Almost all Spanish mortgages use the French amortisation system: you pay a constant instalment and, at the beginning, most of each payment is interest. The instalment depends on the amount borrowed, the interest rate and the term. A longer term lowers the monthly payment but increases the total interest you end up paying.
How much deposit do I need to buy a home in Spain?
Banks normally finance up to 80% of the purchase price, so you need around a 20% deposit plus an extra 10-15% for taxes and fees. For a 200,000€ home that means having roughly 60,000€ to 70,000€ saved.
Which taxes and costs do you pay when buying a home in Spain?
For a resale home you pay the ITP transfer tax, set by each autonomous community (generally between 6% and 11%, with reduced rates for young buyers, large families or social housing). For a new build you pay 10% VAT plus stamp duty (AJD). Add notary, registry and appraisal fees. The calculator includes these costs for your region; see every rate in the ITP tab.
Is it better to repay early by reducing the instalment or the term?
Reducing the term saves more interest, because you shorten the years during which the outstanding capital accrues interest. Reducing the instalment frees up money every month. The calculator lets you simulate an early repayment both ways and compare the savings.
How much of my salary can go to the mortgage?
The usual recommendation from the Bank of Spain is to spend no more than 30-35% of your net monthly income on debt payments, mortgage included. Work out your net salary with our calculator first and check that the resulting instalment stays below that limit.
